Millennium Executive Towers Residence, Dubai

From ageing to ageless – A multipurpose refurb at Millennium Executive Tower Standing at 116 meters tall, Millennium Executive Tower is a 32-storey commercial and residential structure in Dubai. As one of the oldest buildings on the street, it was due a complete refurb from top to bottom — across 17,484 square meters.

Alongside a dedicated commercial, retail and healthcare space — we were tasked with refurbishing more than twenty residential floors in the tower but at the tendering stage, it wasn’t possible for us to assess every floor of the building. Upon a site survey, we found that some of the floors were in worse condition than expected.

A total of 150 observations were made — with 60 variation orders approved with detailed value engineering, we set about making sure that every penny would deliver maximum ROI. With a heavy schedule of work, and the need to keep the building open for the owners to generate revenue as usual, we approached the project in four phases — each one carefully planned to minimize disruption.

Each apartment was given a modern makeover — with brand new kitchens, bathrooms, appliances, lighting, and flooring. Complete with a business center, fitness space and a clinic — the result was nothing short of a complete transformation. Each floor, room and space made more appealing in every way. And crucially, set to command higher rental returns in one of Dubai’s property hotspots.
